Selling on homely removes the biggest line item, commission, typically 5 to 7.5% plus VAT. The remaining costs are modest, but they should be in your budget from day one.

Compliance certificates

Electrical, gas, electric fence, beetle and plumbing where applicable, plus any repairs the inspection uncovers. Usually a few thousand rand in total.

Bond cancellation

The cancellation attorney's fee, plus your bank's early settlement penalty if you give less than 90 days' notice of cancellation. Give notice as soon as you decide to sell.

Rates, levies and clearance

Municipal rates and body corporate levies must be paid a few months in advance to obtain clearance figures. The overpaid portion is refunded after registration.

Capital gains tax

Your primary residence has a generous exclusion on the gain. Second properties and investment properties do not. Speak to your accountant before you price.

What homely charges

Nothing. Listing, negotiating and tracking a transaction are free. homely earns referral fees from partners such as bond originators when you choose to use them.
