Why homely Is Channel-Agnostic: Selling with or without an Agent

One of the things we're most deliberate about at homely is what we call channel agnosticism. It's a somewhat technical phrase for a simple idea: we don't think there's one right way to sell a property, and we're not going to tell you there is.

The Problem with Most Property Platforms

Most platforms in the South African property space have a built-in bias. Listing portals need agent subscriptions to be commercially viable, so their features and marketing tilt towards agents. Private sale platforms have an interest in promoting the private route because that's their value proposition. Developers want you to buy new.

Every platform has an agenda, even if it's not explicit. That agenda shapes the information you receive, the tools you're offered, and the options you're shown.

homely's Position

We don't earn commission on property sales. We're not dependent on agent subscriptions. We're not a private sale platform with a stake in the DIY route.

This means we have no structural incentive to push you toward any particular selling method. And that's deliberate.

We think there are circumstances where using an agent makes complete sense. There are also circumstances where selling privately is clearly the better financial decision. And there are circumstances where a hybrid approach - some professional support, some self-management - is optimal.

Our job is to help you understand which circumstances you're in.

What Channel Agnosticism Means in Practice

Our guides cover all routes equally. We have detailed guides on selling with an agent, selling privately, and hybrid approaches. None of them are written with a thumb on the scale.

Our calculators show the real cost of each route. The commission calculator shows you exactly what you'd save selling privately on your specific property value. That's information you deserve to have, regardless of which route you choose.

We give you the tools to evaluate. Rather than telling you what to do, we give you the information and financial modelling to make the decision yourself.

Why This Matters

For a seller on a R2 million property, the difference between a 6% agent commission and a private sale is approximately R138,000. That's not a trivial amount - it's a significant financial outcome.

Some sellers, in some circumstances, will find that an agent earns that premium through marketing reach, negotiation skill, and process management. Others will find that they can achieve a comparable or better outcome without paying it.

You deserve accurate information to make that call. That's what channel agnosticism is about.
